Keep your number Works day and night English & Spanish

Sound familiar?

Your rental shouldn’t own your attention. But one phone number can put every drip, question, and missed prospect directly in your pocket.

2:00 am

“My faucet is dripping.” You can’t know whether it’s an emergency until you’re already awake.

Daily

The tenant who calls about everything, every day, on your personal cell.

8:00 pm

A prospect gets voicemail—and rents the place down the street instead.

$400

A plumber’s bill for a fix you could have talked someone through in five minutes.

Tenants change nothing.

Keep the number they already use. TenantLine answers behind the scenes and gives you a clean record of what happened.

Forward your number

Calls and texts start coming to TenantLine. There’s no new app for your tenants and no new number to memorize.

We handle the call

Emergencies reach you instantly. Routine questions are answered from your lease and house rules. Maintenance becomes a proper ticket.

Check the portal

See every call, transcript, ticket, and dollar by property and tenant. Start the day with a digest instead of surprises.

More than an answering service.

The calls are only the beginning. TenantLine protects your sleep, your time, your maintenance budget, and the paper trail behind every decision.

Calls & tenants

24/7 answering and emergency triage

Burst pipes and no-heat calls reach you in seconds. Routine problems wait until morning, and anything uncertain escalates by default.

Lease-aware answers

Questions about late fees, parking, pets, and house rules get an answer from the actual lease—with the relevant section cited.

Calls and texts, in English or Spanish

Tenants use the phone and language that feels natural. You keep your existing number, and nobody has to download another app.

Prospect calls never hit voicemail

Rental inquiries get answered while interest is high, so a missed call is less likely to become someone else’s signed lease.

Maintenance & money

Your contractors, in your order

Set a preferred plumber, electrician, or handyman once. TenantLine follows your call order and fallback rules instead of choosing for you.

AI cost ballparks before you approve

See a written estimate range in the portal—not a contractor quote—so you can judge the likely spend before authorizing work.

Pre-approval limits keep you in control

Set spending thresholds by trade. Small approved repairs can move forward; anything above your limit waits for your yes.

Safe DIY savings flags

For landlord-approved fixes, tenants can get simple troubleshooting steps before a service call is booked.

Organization & proof

Every call transcribed and timestamped

A searchable paper trail shows what a tenant reported, when they reported it, and what happened next—useful when memories disagree.

One organized landlord portal

Calls, transcripts, maintenance tickets, estimates, and approvals stay together—sorted by property, unit, and tenant.

Monthly value summaries

See how many calls were handled, issues were logged, emergencies were caught, and hours stayed off your plate—even in a quiet month.

Proactive property care

Preventive maintenance reminders

Automatic tenant reminders arrive when they matter: winterize texts before the first freeze, AC filter reminders before cooling season, and smoke-detector battery nudges before an avoidable problem.

Rent and lease reminders

Due-date notices, late-payment follow-ups, and lease-renewal reminders go out on schedule, with opt-out handling built in.

Simple setup & access

Keep your number—or get a dedicated local one

Forward the number tenants already know, or use a separate local line that keeps rental calls off your personal phone.

Fast forwarding setup

No tenant migration and no app rollout. Point calls to TenantLine, add your properties and rules, and keep managing from the same devices.

Easy, secure portal access

Sign in with Google or an emailed magic link—no extra password to remember when you need an update fast.

Why I built TenantLine

I'm Javier. I self-manage my rentals around a full-time job, so I can't always pick up. But my tenants tell me I respond faster than any landlord they've had — big or small. I built TenantLine so every landlord can give their tenants that experience, around the clock.Happy tenants stay longer — and one avoided turnover pays for TenantLine for five years.

Perfect for landlords who...

Have a full-time job

You're in a meeting. Your tenants are covered.

Travel

Your rentals run themselves while you're gone.

Run other businesses

Your tenants never notice you're busy elsewhere.

Just want a better system

You don't hate the calls. You just want a better system to manage and grow your rental business.

One flat bill. No call-meter anxiety.

Beta members lock in founding pricing for life. No per-minute fees, so a busy night never becomes a surprise invoice.

Do the math: If your time is worth $50/hour and tenant calls eat five hours a month, that’s $250 of your life. TenantLine starts at $19.

Fair questions.

Will my tenants hate talking to a robot?

Most tenant calls are simple: “When is rent due?” or “My sink is clogged.” TenantLine handles those instantly instead of making someone wait for a callback. Anyone who wants a human can be escalated to you. You set the rules.

What if it’s a real emergency and the AI gets it wrong?

You define what counts as an emergency for each property, and anything uncertain escalates to you by default. The system is designed to wake you unnecessarily rather than miss the one that matters.

Do I have to change my phone number?

No. You forward the tenant-facing number you already use. Your carrier handles the setup, and tenants keep calling the same number.

What about my current handyman?

Add preferred contractors and they get first call every time. TenantLine only suggests new pros when you don’t already have someone for the job.

Your phone, answered. Even at 2am.
